How the job is done

Fire doors take hard use. They are kicked, propped open, painted over and fitted with new locks, and each of those can stop a door doing its job in a fire. An inspection finds the problems before a fire does.

A&P checks each door in turn: the leaf and frame for damage, the gaps around the leaf, the intumescent and smoke seals, the hinges and their fixings, the self-closer, the latch, any glazing, and the signage. We also note doors that are wedged open or have had parts removed.

You get a record of every door inspected, where it is, what we found and what needs doing. If repairs are needed, A&P can quote for them, so the same team that found the fault can put it right.

If you are the responsible person for a building, the law expects fire doors to be kept in good working order. In residential buildings with a storey at least 11 metres above ground, the Fire Safety (England) Regulations 2022 set specific check intervals. Our fire door compliance guide explains this in general terms.

Questions people ask

How often should fire doors be inspected?

It depends on the building and its fire risk assessment. In England, in residential buildings with a storey at least 11 metres above ground, communal fire doors must be checked every three months and flat entrance doors at least once a year, on a best-endeavours basis. This is general information, not legal advice.

Who is responsible for fire doors?

Under the Regulatory Reform (Fire Safety) Order 2005, the “responsible person” for a building, such as the employer, owner, landlord or managing agent, must make sure fire safety measures, including fire doors, are maintained.

Can you fix the problems you find?

Yes. A&P also maintains and repairs fire doors, so we can quote for any remedial work the inspection turns up.

  • Fire door installation

Fire doors installed by A&P to the door’s certification and the manufacturer’s instructions, with the right frame, seals, hinges, closer and fire-stopping.

  • Fire door maintenance and repairs

Fire door repairs by A&P: closers, hinges, seals, gaps and damaged leaves or frames put right with compatible parts, so the door works as intended.
